Can we say
"How much will it be to buy a house in this part of Tokyo?"
instead of
"How much will it cost to buy a house in this part of Tokyo?"

How about the following pair?

It is 30 million yen to buy a house in this part of Tokyo.
It will cost 30 million yen to buy a house in this part of Tokyo.

Are both grammatical?
